FHA vs Conventional in Vancouver WA 2026: What Camas and Battle Ground Buyers Should Compare Before They Write
Clark County buyers get told “just do FHA” or “conventional is always cleaner” before anyone has looked at credit, occupancy, cash to close, or the property type on this Vancouver, Camas, or Battle Ground address. FHA and conventional are different insurance, down-payment, and overlay conversations. Picking from a slogan is how people pay for mortgage insurance they did not compare, or how they write FHA on a Portland-metro condo the project cannot support.
John Werner, Loan Officer with Mortgage and Credit Pro (NMLS #150553, company NMLS #101770) maps FHA vs conventional for Vancouver, Camas, Battle Ground, Washougal, Ridgefield, and Felida. Educational only. No rates. Start at mortgageandcreditpro.com.
Mortgage insurance is not one product with two logos
Conventional mortgage insurance and FHA mortgage insurance are different structures, different cancel rules, and different cash-to-close effects. This article will not quote a factor or an APR. Compare both on your credit, down payment, and how long you will keep a Vancouver house.
- Credit and overlays – a score that works FHA can still miss a conventional overlay. Property issues can flip that.
- Down payment – FHA can allow a smaller down payment for some buyers. Smaller down payment is not free.
- Condos and HOAs – Vancouver and Camas attached housing does not share one FHA project approval. Name the community.
When FHA is the wrong tool
If the condo project will not accept FHA, if repairs will not meet FHA minimums on an older Harney Heights or Fourth Plain bungalow, or if your down payment and credit make conventional insurance cleaner to cancel later, John will say FHA is the wrong tool. Forcing FHA because a coworker in Portland used it last year is not a Clark County worksheet.
If you are a veteran, VA may be cleaner than both. That conversation is already in Portal from an earlier pack. This article is FHA vs conventional. Do not mix residual income with FHA mortgage insurance in your head.
Vancouver, Camas, and Battle Ground are not one tax bill
Clark County cities share a bridge to Portland and do not share one property-tax and insurance pattern. A Camas new-build in the foothills is not a Vancouver infill lot, and it is not a Battle Ground well-and-septic property. Washington prepaid amounts are not an Oregon flyer. Name the city and the utilities.
If the commute is to Portland, occupancy is still Washington if the house is in Clark County. Do not mix Oregon down-payment programs into a Washington first mortgage in your head. John will say which state the property sits in and build that worksheet.
Cash to close still has to wire
Down payment, prepaid taxes and insurance, and closing costs still exist on both paths. John shows both cash-to-close numbers on this Clark County address. Gift funds have different documentation rules by loan type. Name the gift early. A last-minute transfer from Oregon is how Vancouver closings slip.
Documents to bring
Paystubs, W-2s, asset statements, credit explanations, and the listing. If the property is a condo or townhome, bring HOA docs. If another lender already issued an FHA case number, say that.
What the first FHA vs conventional conversation covers
John starts with occupancy, credit band, and down-payment source. Then property type. Then which insurance structure you can live with given how long you will keep a Clark County house.
If a big-box lender already “pre-approved FHA,” bring it. He will tell you whether they ran the HOA and Washington taxes, not what to feel about them. An FHA letter that never checked the Camas community is not a Camas FHA strategy.
New construction in Ridgefield and Battle Ground often comes with builder incentives that look like down payment help. Bring the builder sheet. Mixing a builder credit with FHA or conventional without checking both overlays is how people double-count money that is really one pool.
Well, septic, and longer drive times north of Battle Ground belong in the first worksheet. A letter written for a Vancouver infill lot is not a Battle Ground acreage letter. Name the utilities and the school district so insurance and the appraisal have a real address, not a metro average.
John also originates in Arizona. This article is Washington. If the house is in Goodyear, use the Arizona conversation.

FAQ
Is FHA only for first-time buyers?
No. Repeat buyers can use it when it fits credit, occupancy, and the property.
Will FHA work on a Vancouver condo?
Only if the project and FHA overlay both work. Many communities fail quietly. Check before you write.
Should I pick the lowest monthly payment?
Not by itself. Cash to close, insurance duration, and how long you will keep the house matter.
Can I use Oregon income on a Washington house?
Income can come from Oregon employment. The property overlays are still Washington. Name both. Do not assume Portland rules apply to a Camas address.
