The 60 Days Before a Clark County Mortgage Application: What Vancouver WA Buyers Should Not Change
The week you want to write on a Battle Ground or Vancouver house is a bad week to finance a truck, switch from W-2 to 1099, or move a down payment through three accounts “to tidy up.” Underwriting reads the last 60 days of bank statements and the current job. What you change in that window shows up on the application.

Keep the job story stable
Lenders want a readable income history. A two-year W-2 at the same employer is simple. A promotion with a new paystub is usually fine if the employer is the same. Becoming self-employed the month you apply is not the same story. A hospital system transfer from Oregon to Washington can still work if you can show the offer letter and the first paystubs. Tell John before you resign.
Commission, overtime, and bonus income are counted only when the history supports them. One large bonus at Intel or a shipyard does not automatically become monthly income. Two years of similar overtime might. Do not spend that bonus before John says whether it is usable.
Do not add debt that changes the ratio
A new auto loan, a furniture account, or a personal loan lowers what you can carry on the house. The payment hits debt-to-income even if the car is “needed for the commute to Portland.” If you already signed, bring the contract. If you have not signed, wait until after closing unless John says the ratio still clears.
Opening a new credit card for a “better rate” still adds an inquiry and a new account. Paying down a card can help. Transferring balances in a way that looks like you hid a debt does not.
Source every large deposit
Bank statements for the accounts that will fund the down payment usually cover two months. A deposit that is not payroll needs a paper trail: a gift letter plus the donor’s withdraw and your deposit, a sale of an asset with a bill of sale, or a transfer from an account you already disclosed.
Cash deposited from a safe or a family envelope is the deposit that stalls a Camas closing. Move money before the statement window if you can, or keep it in the account that already shows it. Do not “clean” the account by bouncing funds through a friend.
Payroll from a Vancouver employer should look like payroll. If you are paid in cash, say that on day one. There is no late workaround that invents W-2s.
Gift letters and family help
A gift toward a down payment needs a gift letter that says it is not a loan, plus proof the donor had the funds and that they arrived in your account. If a relative will also be on title or on the loan, that is a co-borrower conversation, not a gift. Do not mix those.
HOA, insurance, and the house you already own
If you already own in Fisher’s Landing, Cascade Park, or a Camas association, the current HOA coupon belongs in the application even when you plan to sell. If the next house has an HOA, budget that monthly number before you fall in love with the kitchen. Insurance quotes in Clark County are not last year’s Oregon number.
Unauthorized ADUs and “my cousin will rent the basement” are not rental income until they are legal and documented. Do not count that rent to qualify unless John says the overlay allows it.

- Last 30 days of paystubs and last two W-2s, or two years of tax returns if you are self-employed.
- Two months of statements for every account that will be used at closing.
- A written list of debts: auto, student, cards, support, and any business debt you personally guarantee.
- HOA statement if you have one, and the current mortgage statement if you own.
- Gift letter draft if family money is part of the down payment.
- Certificate of Eligibility if this may be a VA loan.
Put them in one folder. John would rather see a messy complete stack than a pretty incomplete one.

Can I change jobs after I am pre-approved?
Tell John before you accept. A same-line promotion is different from leaving W-2 for a 1099 book. The letter can die if income is no longer documented the same way.
Can I buy a car if I pay cash?
