FHA vs conventional Vancouver and Clark County options give home buyers two distinct financing paths…
Jumbo or Conforming in the West Valley: What Goodyear, Avondale, and Litchfield Park Buyers Compare
West Valley jumbo loans and conforming mortgages are determined by your loan amount, not just the price tag in Goodyear or Litchfield Park. The loan amount does. John Werner at Mortgage and Credit Pro runs that subtraction before a West Valley buyer writes an offer. If the amount you need to borrow stays at or under the Maricopa County conforming limit, the conversation can stay on a conforming loan. If it crosses that line, the mortgage is jumbo, and the paperwork and reserves change.
Goodyear, Avondale, Litchfield Park, and Buckeye are all in Maricopa County. They share one county limit. A new build in Verrado and a resale in Avondale do not get different FHFA numbers. The next step is the same on each of those streets: name the purchase price, subtract the down payment, and see which side of the 2026 limit you land on before anyone calls it a jumbo loan.
The 2026 conforming limit in Maricopa County
The Federal Housing Finance Agency set the 2026 conforming loan limit for a one-unit home in Maricopa County, Arizona at $832,750. That is the national baseline. Arizona counties, including Maricopa, are on that baseline for 2026. The figure is from the FHFA 2026 county loan limit list for loans Fannie Mae and Freddie Mac may acquire. It is not a rate, and it is not a promise that a particular buyer will be approved.
If the loan amount is at or under $832,750, a standard conforming conventional loan can be in the conversation. A house can sell for more than $832,750 if the down payment keeps the loan at or under the limit. Crossing the limit is what makes the mortgage jumbo. John Werner treats the FHFA number as a size test, not as the price of the house.
The same FHFA 2026 list sets higher limits when the property has more than one unit. For a baseline county such as Maricopa those figures are $1,066,250 for two units, $1,288,800 for three units, and $1,601,750 for four units. A house with an accessory unit is not automatically a two-unit property. If a second legal unit is part of the purchase, stop and use the two-unit limit instead of assuming the one-unit number still applies.
FHFA can change these figures in a later year. This page uses the 2026 one-unit limit for Maricopa County. Do not carry a 2025 limit into a 2026 contract.
The limit applies to the loan, not the listing price
Buyers in Litchfield Park get stuck here. They see a list price over $832,750 and assume the mortgage has to be jumbo. Sometimes it does. Sometimes a larger down payment keeps the loan conforming. John Werner asks for the contract price and the cash they can bring before he names the program.
Say a Goodyear purchase is $900,000 with a 20 percent down payment. Twenty percent of $900,000 is $180,000, so the loan is $720,000. That loan is under the 2026 one-unit limit, so it can be a conforming loan even though the house is priced above $832,750.
The same $900,000 house with a 5 percent down payment is a different mortgage. Five percent of $900,000 is $45,000, so the loan is $855,000. That amount is over $832,750, so the mortgage is jumbo. Same house. Same year. The down payment moved it across the FHFA line.
An Avondale purchase at $700,000 with 10 percent down works the other way. Ten percent is $70,000, so the loan is $630,000. That is under the one-unit limit, so the mortgage can be conforming. A Buckeye purchase at $1,050,000 with 10 percent down is $105,000 down and a $945,000 loan. That loan is over the limit, so it is jumbo.
Closing costs that get rolled into the loan count in the loan amount. So does a seller credit that shrinks the cash you bring. The number John Werner compares with $832,750 is the note amount, after those choices, not the number on the yard sign.
What Changes When You Need West Valley Jumbo Loans
Jumbo means the loan amount is above the county conforming limit. In Maricopa County the 2026 FHFA one-unit limit is $832,750. It does not mean the house is a bad purchase, and it does not mean Mortgage and Credit Pro cannot originate it. It means Fannie Mae and Freddie Mac are no longer the automatic end buyer of that loan size, so the guidelines you are measured against are the jumbo investor’s guidelines.
Those guidelines often ask for more reserves and a tighter read on income and credit than a conforming loan of a similar payment. They are not a published rate on this page. John Werner does not quote a jumbo rate or an APR as an offer here. He prices the actual loan after the application has the contract, the income, and the asset statements in front of him.
A West Valley buyer who is close to the line should not guess. A few thousand dollars of extra down payment, or a slightly lower purchase price, can keep a Goodyear loan conforming. A gift that has not been documented yet should not be counted as if it already lowered the loan. Put the real number on paper first.
New construction adds one more place to miss the line. Upgrade packages, lot premiums, and a rate-buydown that the builder pays do not change the FHFA dollar limit. They can change the price or the cash to close. Recalculate the loan amount when the addendum changes the price. Do not lock the “conforming” label on the model-home flyer and ignore the options sheet.
A refinance uses the new loan amount
If you already own a home in Goodyear, Avondale, Litchfield Park, or Buckeye and you want to refinance, the new loan amount is what gets compared with the 2026 conforming limit. A refinance that pays off the current mortgage, does not take extra cash, and stays at or under $832,750 on a one-unit home in Maricopa County can remain a conforming loan.
Cash out is the move that crosses the line. You might owe $600,000 and want cash for a project. If the new loan amount, including that cash and any costs rolled in, goes over $832,750, the refinance is a jumbo loan even if the original mortgage was conforming. John Werner reviews the new loan amount against the FHFA limit before anyone treats the refinance as the smaller loan you started with.
This is a different question from keeping the Goodyear house and buying a second West Valley home. That purchase has its own departing-residence rules. The size test on this page is only the loan amount versus the 2026 Maricopa limit.
What to bring before you write
For a one-unit house in Goodyear, Avondale, Litchfield Park, or Buckeye, the test is Maricopa County, one unit, 2026 limit $832,750 per FHFA. Name the purchase price. Subtract the down payment you can actually document. Compare the result with $832,750. Then decide whether you are talking about a conforming loan or a jumbo loan.
John Werner at Mortgage and Credit Pro will walk you through the math to compare conforming and West Valley jumbo loans before you write the offer. Company NMLS 101770. Equal Housing Lender. This is not a commitment to lend, not a rate quote, and not an APR offer.
Questions West Valley buyers ask
Is the 2026 conforming limit the same in Goodyear and Litchfield Park?
Yes, for a one-unit home. Both cities are in Maricopa County, and Maricopa County’s 2026 FHFA one-unit limit is $832,750. Avondale and Buckeye use that same county figure.
If the house costs more than $832,750, is the mortgage jumbo?
Not by itself. Jumbo means the loan amount is above the county conforming limit. A larger down payment can keep the loan at or under $832,750 on a one-unit home in Maricopa County in 2026.
What should I review before I write an offer?
Review the purchase price against the conforming limit before you write. Subtract the down payment, including only cash you can document, and compare the result with $832,750 for a one-unit home in Maricopa County in 2026.
Does a builder upgrade change the FHFA limit?
No. The 2026 one-unit limit stays $832,750 in Maricopa County. An upgrade can change the price and the loan amount. Recalculate before you assume the mortgage is still conforming.
How does a cash-out refinance get tested?
Add the payoff, the cash you want, and any costs rolled into the loan, then compare the total with the FHFA 2026 one-unit limit. If that new loan amount is over $832,750, the refinance is jumbo even if the mortgage you have now is conforming.
