A Camas listing that just hit the market does not wait while someone “runs numbers” in a text thread. The seller’s agent wants a letter that names you, a purchase price range, and a lender who will still answer the phone if the appraisal comes in light. That letter is a pre-approval. A pre-qualification worksheet is not the same document.

Pre-qualification is a conversation. Pre-approval is an application.
Pre-qualification is useful when you are six months out and want a payment range. John can talk through income, debts, and a down payment target without pulling a full credit report if you are not ready. It is not what a listing agent in Fisher’s Landing wants attached to an offer.
Pre-approval means you submitted a mortgage application. Credit is pulled. Income, assets, and the property type you intend to buy are documented. The letter that comes back is dated, names a price ceiling, and can be re-issued when the actual address is known. Underwriting can still condition the loan after you are under contract. The letter is not a closing guarantee.
If a website form spat out a number in two minutes with no paystubs, treat that as marketing. Clark County contracts move on weekends. Bring the documents John actually uses.
What John collects before the letter goes out
Name the documents the first time they appear. Do not invent a stack you do not have.
- Paystubs covering the most recent 30 days, plus year-to-date earnings.
- W-2 forms for the last two years if you are W-2 employed.
- Federal tax returns (personal, and business returns if you are self-employed or have K-1 income), typically two years.
- Bank statements for the accounts that will fund the down payment and closing costs, usually two months. Large deposits need a paper trail.
- Photo IDÂ and Social Security number for the credit pull.
- HOA coupon or statement if you already own in a Vancouver or Camas association and that payment still exists, or if the house you want is in a planned community.
- Current mortgage statement if you already own and this is a move-up or you are keeping the first house.
- Certificate of Eligibility if you are using a VA loan. We already published a Vancouver VA purchase guide. Bring the COE, do not guess leftover entitlement.
Self-employed Clark County borrowers should expect profit-and-loss detail and business account statements, not a verbal “I make enough.” A 1099 consultant who just left Legacy or PeaceHealth is not the same application as a two-year W-2 nurse at the same campus.
Clark County costs the letter has to include
A Vancouver payment is not principal and interest only. Property taxes in Clark County, homeowners insurance, and any HOA in a Camas or Ridgefield community sit in the monthly number. Portland metro commute buyers sometimes copy an Oregon escrow onto a Washington house. That is the wrong worksheet.
Condos and townhomes in Vancouver need a project review, not only a borrower review. If the building has rental-cap or litigation issues, the letter may still go out as a single-family assumption and then fail when the address is known. Tell John the property type before you write.
New construction in Ridgefield or Battle Ground is a different timeline than a resale in Felida. Builder contracts, rate-lock windows, and a completion date that slips all change when the application should start. A pre-approval dated last spring is stale if your income or debts moved.
What the letter does not do
It does not lock a rate. It does not replace an appraisal. It does not let you skip occupancy rules. If the house will be a rental, say so. If one spouse will stay in Oregon and the other will occupy in Washington, say so before anyone writes “primary” on both sides of the river.
John will also tell you when the honest next step is not a letter yet: credit that will not clear, a job that started last month with no history, or a down payment that is still a promised gift with no gift letter. That conversation is cheaper than a rejected offer in Camas.

Is a pre-qualification enough to write an offer in Vancouver?
Usually no. Listing agents want a pre-approval letter from a mortgage application with credit and documented income. A worksheet is a planning tool.
How long does a Clark County pre-approval last?
Letters are dated. If your job, debts, or down payment change, or if more than a short window has passed, John re-runs the application. Do not attach a stale letter to a new Camas offer.
Do you need the property address first?
You can be pre-approved to a price range before you pick the house. The final underwrite still needs the address, the property type, and the HOA or condo docs when they apply.
I work in Portland and want to buy in Clark County. Does that change the letter?
Income can come from Oregon employment. The property rules follow Washington. Tell John both addresses so the application does not mix escrow and occupancy.
What if I am keeping my current Vancouver house?
Then the current payment still counts unless it is documented as a rental or you are selling. That is a different occupancy map than a clean first purchase.
