Mortgage insurance is not one product with two logos

Conventional mortgage insurance and FHA mortgage insurance are different structures, different cancel rules, and different cash-to-close effects. This article will not quote a factor or an APR. Compare both on your credit, down payment, and how long you will keep a Goodyear house, not a national ad.

Builder incentives along the I-10 corridor often look like down payment help and are actually a price or structure on the first mortgage. Bring the builder sheet.

HOA rental caps and master insurance in age-restricted or golf communities can block a loan type even when the credit looks fine. Bring the HOA questionnaire before you write.

Cash to close still has to wire

Down payment, prepaid taxes and insurance, and closing costs still exist on both paths. Arizona prepaid amounts are not a Midwest flyer. John shows both cash-to-close numbers on this city. Documents to bring

Paystubs, W-2s, asset statements, credit explanations if you have collections, and the listing. If the property is in an HOA, bring those docs. If another lender already issued an FHA case number, say that. Duplicate case numbers create delays.

What the first FHA vs conventional conversation covers
